Inspired were recently appointed to inspect a domestic property in Somerset, across which an Exterior Render system had been applied which was reportedly showing signs of failure.
Our surveyor was instructed to act in person by the owner and their general builder, having jointly agreed to engage an Expert Building Surveyors report. A report compliant with Part 35 of the Civil Procedure Rules was requested, on the basis that it would be submitted to the Taunton County Court in regard to civil proceedings which were underway.
Our surveyor, whom is a member of the Royal Institute of Chartered Surveyors (RICS) with over 30 years industry experience, first carried out a desktop review of the property and its location, from which he was able to gather details of the properties age and associations, its adaptations, its likely construction materials and methodologies, and its appearances over a period of decades. A detailed & intrusive site inspection of all exterior and interior associated surfaces of the property was subsequently carried out to support desktop findings, and a detailed report relating directly to the engagement was able to focus upon matters of compatibility, of workmanship, of detailing & visible failures, of life expectancy, and of cost for subsequent rectification.
The case was subsequently settled.
